Service Provided: Traffic Impact Study

The Dubiotech Headquarters comprises two 22-storey high-rise towers with a floating two-storey “jewel” connecting component. The two towers include 47,793 m2 office space (Gross Floor Area) while the Jewel area, which connects the two towers, comprise of 2431 m2 of retail space, as well a 1150 m2 library and a 1086 m2 museum. The jewel provides a physical link between the towers and also provides opportunities for shared support and intellectual exchange. The buildings were designed as the nucleus of operations for the free zones, in close proximity to popular residential areas, hospitals, schools and restaurants. The site is accessible from Umm Suqeim Road, Sheikh Mohammad Bin Zayed Road, Al Khail road and Hessa Street. The size of the plot is 650,000 SF (60,390 m2).
